Thomas Penn and Richard Penn Esq. true and Absolute Proprietarys and Governors in Chief of the Province of Pennsylvania and Counties of New Castle, Kent, and Sussex on Delaware To all unto whom these Presents shall come Greeting Whereas in pursuance and by virtue of two several Warrants under the Seal of our Land Office one bearing date the Third Day of June in the year of our Lord 1741 and the other the twenty sixth Day of August 1742 there were surveyed and laid out unto John Cryder of the County of Lancaster two certain tracts of Land situate in Lebanon Township within the said County and separately bounded and described as follows, Viz. One of the 2 Tracts Beginning at a Post acorner of Robert Vernot's (?) Land and from thence extending South sixty four Degrees West two hundred and forty perches to a Post thence by Vacant Land South twenty six Degrees East two hundred and twenty four perches to a marked White Oak and North sixty four Degrees East one hundred and fifty four Perches to a Post Thence by Widow Cryder's Land North eleven Degrees West one hundred and four perches to a Post North eighteen degrees East eighty five Perches to a Post and North twenty six Degrees West sixty two Perches to the Place of Beginning containing two hundred and sixty three Acres and the Allowance of six Acres per Cent(?) for Roads and Highways. And the other of the said Tracts Beginning at a Black Oak marked for a Corner and from thence extending by William Hides Land North fifty seven Degrees East one hundred and eighty eight Perches to a marked Black Oak. Thence by John Welsh's Land North one hundred and sixty eight [it is actually 186]Perches to a Post thence by Vacant Land South seventy four Degrees West three hundred and forty Perches to a marked Black Oak. Thence by Herman Long's Land South forty one Degrees East two hundred and fifty seven Perches to the Place of Beginning containing three hundred and ten Acres and one half of an Acre and Allowance as afore As in and by the Surveys thereof remaining in our Surveyor General's Office and from thence certified into one [---tary's] Office may appear. Now at the Instance and Request of the said John Cryder [shadow] would be pleased to grant him a Confirmation of the said two Tracts of Land. Know ye that in Consideration of the Sum of eighty eight Pound seventeen Shillings and nine pence Lawful Money of Pennsylvania to our Use(?) paid by the said John Cryder the Receipt whereof we hereby Acknowledge and thereof do acquit and for ever Discharge the said John Cryder his Heirs and Assigns by these Presents and of the yearly Quit Rent herein after mentioned reserved We have given granted released and confirmed and by these Presents for us our Heirs and Successors Do give grant release and confirm unto the said John Cryder his Heirs and Assigns The said two Tracts of Land amounting in the whole to five hundred and seventy three Acres and one half of an Acre and Allowance as aforesaid as the same are now set forth Bounded and Described as aforesaid. With all Mines, Minerals, Quarries, Meadows, Marshes, Savannahs, Swamps, Cripples, Woods, Underwoods, Timber and Trees, Ways, Waters, Water Courses, Liberties, Profits, Commodities, Advantages, Hereditaments and Appurtances whatsoever thereunto belonging or in any wise Appurtaining and Lying within the Bounds and Limits aforesaid. [[?] full and clear fifth Parts of all Royal Mines free from all Deductions and reprisals Digging and refining the same and also one fifth Part of the Ore of all other Mines Delivered at the Pitsmouth(?) only excepted and hereby reserved] And also free lease Right and Liberty to and for the said John Cryder his Heirs and Assigns To hawk Hunt Fish and Fowl in and upon the hereby granted Land and Premises or upon any Part thereof To have and to hold the said Five hundred and seventy three Acres and one half of an Acre of Land and Premises hereby granted except as before excepted with the Appurtanences unto the said John Cryder his Heirs and Assigns To the only Use and Behoof of the said John Cryder his Heirs and Assigns for ever. To be holden of us our Heirs and Successors Proprietaries of Pennsylvania as of our Manor of Conestoga in the said County of Lancaster in free and common soccage by fealty only in Lieu of all other Services Yielding and Laying therefore yearly to us our Heirs and Successors at the Town of Lancaster in the said County at or upon the first Day of March in very year from the first Day of March last past one half penny Sterling for every Acre of the same Or Value thereof in Coin Current according as the Exchange shall then be between our said Province and the City of London to such Person or Persons as shall from time to time be appointed to Receive the same And in case on Nonpayment thereof within Ninety Days next after the same shall become due that [???] it shall and may be lawful for us our Heirs and Successors our and their Receiver or Receivers into and upon the hereby granted Land and Premises to Reenter the same to hold and possess until the said Quit Rent and all [???] thereof together with the Charges acruing by means of such Non payment and Reentry by fully paid and Discharged Witness Anthony Palmer Esq President of the Council of the said Province who in pursuance and by Virtue of certain Powers and Authorities to him for tis purpose inter alia granted by the said Proprietaries hath hereunto set his Hand and Caused the Great Seal of the said Province to be hereto Affixed At Philadelphia this eighth Day of February in the year of our Lord one thousand seven hundred and forty seven the twenty first year of the Reign of King George the Second over Great Britain. And the Thirtieth year of the said Proprietaries Government.
