This Indenture, made the 18th day of February in the year of our Lord one thousand nine hundred and sixty-six (1966).
Between Lebanon Valley National Bank, a banking association of the United States, with its principal place of business at 9th and Cumberland Sts., Lebanon, Lebanon County, Pennsylvania, successor by merger to the Annville National Bank of Annville, Pa., Executor under the Last Will and Testament and Codicil of Joseph Kreider, widower, late of the Township of Annville, Lebanon County, Pennsylvania, deceased, hereinafter called Party of the First Part;

and

Page H. Johnson and Ann Yvonne Johnson, his wife, of 2207 Walnut Street, Harrisburg, Dauphin County, Pennsylvania, hereinafter called Parties of the Second Part.

WHEREAS, the said Joseph Kreider had during his lifetime become seized in his demesne as of fee of and in a certain messuage and tract of land situate at, and known as, No. 559-561 East Main Street, Annville, Pennsylvania, hereinafter fully described, and being so thereof seized, died testate on January 8, 1956, and by his Last Will and Testament, which was duly probated in the Office of the Register of Wills of Lebanon County, Pa., on January 18, 1956, and recorded in Will Book "U", Page 209, appointed the Annville National Bank, of Annville, Pa., as the Executor of his said Last Will and Testament, and authorized and directed said Executor to convert the entire remainder of his estate, both real and personal, into money and gave to said Executor full power to sell all of the real estate which he owned at the time of his decease, which remainder estate include the hereinafter described real estate premises;

AND WHEREAS, the said Joseph Kreider made a Codicil to his said Last Will and Testament which Codicil was attached to the Will of said decedent and probated as a part thereof as aforesaid;

AND WHEREAS, by his said Codicil the said Joseph Kreider gave and devised unto his housekeeper, Tacie Moyer, the use of the eastern half of his residence for and during her lifetime, said residence being the premises hereinafter described known as 559-561 East Main Street, Annville, Pennsylvania, and further provided in said Codicil that after the death of the said Tacie Moyer, the said real estate shall be disposed of as provided in the Will of said decedent;

AND WHEREAS, the said Annville National Bank, of Annville, Pa., qualified as said Executor of the Will of said decendent and was duly appointed by the Register of Wills of Lebanon County, Pa., as Executor on the 18th day of January, 1956;

AND WHEREAS, the said Annville National Bank, of Annville, Pa., on or about November 1, 1956, merged with the Lebanon Valley National Bank of Lebanon, Pa.;

AND WHEREAS, the said Lebanon Valley National Bank, of Lebanon, Pa., as successor by merger to the said Annville National Bank, of Annville, Pa., became possessed of the powers and authority of the said Annville National Bank, of Annville, Pa., as Executor under the Will of said Joseph Kreider, deceased, and has been and is serving as Executor of the Will of said Joseph Kreider, deceased;

AND WHEREAS, the said Tacie Moyer, the life tenant of the eastern half of said real estate premises of said decedent died on November 14, 1965;

AND WHEREAS, the said Lebanon Valley National Bank of Lebanon, Pa., as successor by merger to said Annville National Bank of Annville, Pa., as Executor under the Will of said decedent, and pursuant to the power, authority and directions in the Will of said decedent, and pursuant to the power and authority given to said First Party to sell real estate of a decedent by the Fiduciaries Act of 1949, P.L. 512, Art. V, Section 541, and its amendments, exposed the hereinafter described real estate premises at public sale after due advertisement thereof, and sold the said real estate premises to the Second Parties for the sum of $10,050.00, said sum being the highest bid and the best price that was obtained at said public sale.

Now this Indenture Witnesseth, that the said Party of the First Part, pursuant to the power given in the Will of said decendent and pursuant to the power and authority given it by the aforesaid Fiduciaries Act of 1949, P.L. 512, Art. V, Section 541, and its amendments, (20 P.S.320.541), and -----

for and in consideration of the sum of Ten Thousand Fifty ($10,050.00) Dollars, lawful money of the United States, to it in hand paid by the said Page H. Johnson and Ann Yvonne Johnson, his wife, Parties of the Second Part hereto at and before the ensealing and delivery thereof, the receipt whereof is hereby acknowledged, has granted, bargained, sold, released and confirmed and by these Presents does grant, bargain, sell, alien, release and confirm unto the said Parties of the Second Part, their heirs and assigns, as tenants by the entireties.

ALL THAT CERTAIN messuage and tract of land situate at, and known as No. 559-561 East Main Street, Annville, Pennsylvania, bounded and described as follows, to wit:-

BEGINNING at a point on the north side of East Main Street and at land now or late of Clarence L. Connor; thence northwardly along property now or late of Clarence, 198 feet to the south side of Lebanon Alley; thence eastwardly along the south side of Lebanon Alley, 96 feet 9 inches, more or less, to the west side of North Saylor Street; thence southwardly along the west side of North Saylor Street; thence southwardly along the west side of North Saylor Street, 198 feet to the north side of East Main Street; thence westwardly along the north side of East Main Street, 96 feet 9 inches, more or less, to the place of BEGINNING.

SAID premises being the greater portion of the same premises which became vested in the said Joseph Kreider in the following manner: said premises being a portion of the same premises which Jacob Kreider, a former owner, died seized of, and Joseph Kreider, Executor under the Will of said Jacob Kreider, deceased, and pursuant to the directions of the Will of said decedent, conveyed the said premises by deed dated March 26, 1908, and recorded in the Recorder's Office of Lebanon County, Pa., in Deed Book "E", Volume 4, Page 443, to Joseph Kreider, et al, in the following manner, Joseph Kreider, 5/27ths; Annie Kreider, 5/27ths; Lizzie Kreider, 14/27ths; Mary Witmeyer, 1/18th; and Ezra B. Kreider, 1/18th. Thereafter the said Mary Witmeyer and her husband and Ezra B. Kreider and his wife conveyed their 2/18ths interest in said premises to the aforesaid Lizzie Kreider, by their deed dated March 26, 1908, and recorded in the Recorder's Office of Lebanon County, Pa., in Deed Book "H", Volume 7, Page 630.

The aforesaid Annie Kreider being seized of 5/27th interest in said real estate premises died intestate on October 24, 1909, and her 5/27ths interest passed to her only heirs at law in four equal shares to her four brothers and sisters as follows: Ezra B. Kreider, Joseph Kreider, Lizzie Kreider, and Mary Witmeyer.

Thereafter the said Ezra B. Kreider and wife and the said Mary Witmeyer and husband conveyed all their interest in said premises to the aforesaid Joseph Kreider and Lizzie Kreider, by deed dated April 5, 1911, and recorded in the Recorder's Office of Lebanon County, Pa., in Deed Book "M", Volume 4, Page 386.

The said Lizzie Kreider being seized of a 78/108th interest in said premises died intestate on October 21, 1933, and left as her only heirs at law two brothers and a sister, namely, the aforesaid Ezra B. Kreider, Joseph Kreider and Mary Witmeyer, each of which received a one 26/108th interest in said premises. The said Ezra B. Kreider then a widower and the said Mary Witmeyer, then a widow, by their deed dated February 2, 1934, and recorded in the Recorder's Office of Lebanon County, Pa., in Deed Book "Y", Volume 6, Page 150, conveyed all their interest in and to the said premises to the aforesaid Joseph Kreider, thereby vesting full and complete title in and to the said premises in the said Joseph Kreider.

Together with all and singular the ways, waters, watercourses, rights, liberties, privileges, hereditaments and appurtenances whatsoever thereunto belonging or in anywise appertaining, and the reversions and remainders, rents, issues and profits thereof; and all the estate, right, title, interest, use, trust, property, possession, claim and demand whatsoever in law, equity or otherwise howsoever, of, in, to or out of the same

To Have and to hold the said hereditaments and premises hereby granted and released, or mentioned, and intended so to be, with the appurtenances, unto the said Parties of the Second Part, their heirs and assigns, as tenants by the entireties, to and for the only proper use and behoof of the said Parties of the Second Part, their heirs or assigns forever. And the said Party of the First Part, Executor as aforesaid, does covenant, promise and agree to and with the said Parties of the Second Part, their heirs and assigns, by these presents, that it the said Party of the First Part, Executor as aforesaid has not done, committed, or knowingly or willingly suffered to be done, committed any act, matter or thing whatsoever, whereby the premises hereby granted, or any part thereof, is, are shall or may be impeached, chaged or incumbered, in title, charge, estate or otherwise howsoever.

IN WITNESS WHEREOF, the said Lebanon Valley National Bank of Lebanon, Pa., successor by merger to the Annville National Bank, of Annville, Pa., Executor under the Last Will and Testament of Joseph Kreider, deceased, has caused this instrument to be signed by the undersigned officers and its corporate seal to be affixed hereto.

Albert, who acknowledged himself to be the Vice President of Lebanon Valley National Bank of Lebanon, Pa., Successor by merger to the Annville National Bank, of Annville, Pa., Executor u/w of Joseph Kreider, deceased, and that he as such Vice President, being authorized to do so, executed the foregoing instrument for the purposes therein contained by signing the name of the Corporation by himself as Vice President
