To all people to these presents shall greeting. Know ye, that I Josiah Walker of Litchfield in the county of Hartford and Colony of Connecticut in New England for and in consideration of the sum of five and twenty pounds to me in hand before the ensealing have of well and truly paid by Abraham Hollenbeck of Canaan in the county and colony afroesaid the receipt whereof I do acknowledge and myself there with fully satisfied and contented and there upon have given, granted, bargained, sold, aliened, conveyed and confirmed and by these presents do freely, fully and absolutely give, grant, bargain, sell, alien, convey and confirm unto him the said Abraham Hollenbeck his heirs and assigns forever one certain tract of land lying in said Canaan containing by estimation about twenty three acres and one half and one half quarter being the west half of the twenty second. I have in quantity and quality of the Second Division the [?] and bounds of which said land are truly to be found and known in the survey.
To have and to hold the said granted and bargained premises with all the appurtenances to him the said Abraham Hollenbeck his heirs and assigns forever to his and their own proper use benefit and behoof forever. And I the said Josiah Walker for me my heirs, executors and administrators do covenant with the said Abraham Hollenbeck his heirs and assigns that before the ensealing hereof I am the true, sole and lawful owner of the above bargained premises and am lawfully seized and possessed of the same in my own proper right aa a good perfect and absolute estate of inheritance in fee simple and have in myself good rightful power and lawful authority to give, grant, bargain, sell, convey and confirm said bargained premises in manner as above said Abraham Hollenbeck his heirs and assigns shall and may from time to time and at all times forever hereafter by force and virtue of these presents lawfully peacefully and quietly have, hold, use, occupy, possess and enjoy the said demised and bargained premises with the appurtenances free and clear and freely and clearly acquited and exonerated and discharged of and from all manner of incumbrances whatsoever. Furthermore I the said Josiah Walker for myself my heirs, executors and administrators and engage the above demised premises to him the said Abraham Hollenbeck his heirs and assigns against the lawful claims or demands of any person or persons whatsoever forever hereafter warrant, secure, and defend.
In witness whereof I have hereunto set my hand and seal this twenty third day of January Anno Domini 1739-40 and in the thirteenth year of the reign of our gracious King George the Second of Great Britain.
