Deed 4-254. Canaan, Connecticut

Note: Reuben Smith sells 3 acres to John Hollenbeck.

To all people to whom these presents shall come greeting. Know ye that I Reuben Smith of Canaan in Litchfield County and state of Connecticut for the consideration of ten pounds fourteen shillings and nine pence money received to full satisfaction of John Hollenbeck of Canaan do give grant, bargain, sell, convey and confirm unto the said John Hollenbeck a certain piece of land in said Canaan in the Meadow or Swamp (so called). Lying at the east end of the 33rd share and bounded west on said share. Beginning at the south east corner of the said 33rd share. Thence north in the line of the said share 7 chains 50 links to a stake the north east corner of the said 33rd share. Thence 89 degrees east 5 chains 22 links to the root of a soft maple on the south bank of Pecks Brook being the south east corner of the 34th share. Thence south 40 degrees west about 7.5 chains to the north east corner of the piece of land the said Smith this day sold to John Hollaboard. Thence west in the line of the said Holaboard's land to the first bounds mentioned. Containing 3 acres and 145 rods of land.

To have and to hold the above granted and bargained premises with the appurtenances thereof unto him the said John Hollenbeak his heirs and assigns forever to his and their own proper use and behoof and also I the said Reuben Smith do for myself my heirs, executors and administrators covenant with the said John Hollenbeack his heirs and assigns that at and until the ensealing these presents I am well seized of the premises as a good indefeasible estate in fee simple and have good right to bargain and sell the same in manner and form as is above written and that the same is free of all incumberances whatsoever and furthermore I the said Reuben Smith do by these presents bind myself and heirs forever to warrant and defend the above granted and bargained premises to him the said John Hollenbeak his heirs and assigns against all claims and demands whatsoever in witness whereof I have hereunto set my hand and seal the 10th day of September Anno Domini 1787.
