To all people to whom these presents shall come greeting. Know ye that I Samuel Hollenbeck of Canaan in Litchfield County and state of Connecticut do for the consideration of one hundred and fifty six dollars and sixty seven cents, this day received to my full satisfaction of Naomy Kellogg of the town county and state aforesaid. Give, grant, bargain, sell, convey and confirm unto the said Naomy Kellog and to her heirs, executors and assigns forever. One certain lot or piece of land lying and being in Canaan aforesaid first society on the plain (so called) bounded as follows to wit. Beginning at the northwest corner of the land which I bought of Jason Cowles in the line or between the land belonging to the heirs of Josiah Cady late of said Canaan deceased and the said Cowles lot; thence easterly in the line between the two aforesaid lots of land to the northeast corner of the aforesaid Cowles lot; thence southerly to the southeast corner of the aforesaid Cowles lot, thence westerly to the southwest corner of the aforesaid Cowles lot; thence northerly in the line of the highway to the first mentioned bounds. Containing twelve acres. Reference being had to the deed which I had of the said Jason Cowles of said lot for a more particular description thereof.
To have and to hold the above granted premises with all appurtenances and priviledges thereto belonging to her the said Naomy Kellogg and to her heirs, executors and assigns forever, to her and their own proper use, benefit and behoof and also I the said Samuel Hollenbeck do for myself my heirs, executors and assigns covenant with the said Naomy her heirs and assigns; that at and until the ensealing of these presents I am well seized of the premises as a good indefeasible estate in fee simple and have good right to bargain and sell the same in manner and form as above written and that the same is free of incumbrances whatever, and furthermore I the said Samuel Hollenbeck do by these presents bind myself and my heirs forever, to warrant and defend the above granted and bargained premises to her the said Naomy her heirs and assigns forever against all cliams and demands whatsoever. Provided nevertheless that if I the said Samuel Hollenbeck or my heirs or assigns shall well and truly pay to the said Naomy Kellog her heirs and assigns two certain notes of hand by me this day given and executed to the said Naomy Kellog one of one hundred dollars in cash and the other for fifty six dollars and sexty seven cents in neat cattle(?) both payable on the first day of October 1806, then this deed is to be void and of none effect otherwise this deed is to be in full force and the aforesaid two notes are to be void and of none effect and to be given up to me.
In witness whereto I have hereunto set my hand and seal this 12th day of February 1803.
