THE COMMONWEALTH OF PENNSYLVANIA
To all to whom these Presents shall come, Greeting:
KNOW YE, that in cosideration of the monies paid by Thomas Barnet unto the late Proprietaries into the Receiver General's office of this Commonwealth at the granting of the Warrant herein after mentioned, and of the Sum of four hundred and eighty four dollars and thirty six cents lawful money now paid by Tobias Cryder into the Receiver General's office of this Commonwealth there is granted by the said Commonwealth unto the said Tobias Cryder a certain tract of land, called Farmers Hope situate in Hamilton township in Franklin County.
Beginning at a post thence by land formerly of Thomas Barnet now of William [M Cure?] North nineteen degrees West one hundred and twenty perches to a post; thence North fourteen degrees West one hundred and eighty two perches to a Pine; thence by land of Thomas Wilson South fifty three degrees East forty five perches to a pine East seventy six perches to a white oak; thence by land of Daniel Fleming South twenty three degrees and a half East thirty three perches to a black oak North eighty one degrees and a half East thirty two perches and a quarter to a post; thence South fifty three degrees and a half East thirty seven perches to a post; thence North fifty six degrees and a half East one perch to a hickory; thence South thirty three degrees and a half East one hundred seventy eight perches and a half to a black oak; thence by land of the heirs of William Swan(?) South seventy three degrees and a half West one hundred eleven perches to a white oak; thence by the same and land of Joseph Swan South sixty five degrees and a half West seventy four perches to a white oak and thence by the said Joseph Swan's land South eighty(?) degrees and a half West twenty nine perches to the beginning, containing two hundred fifty six acres and a quarter and allowance of six per cent for roads, &c.which said tract was surveyed in pursuance of a Warrant dated 11th April 1744 granted to the said Thomas Barnet whose right to the same by virtue of sundry consequences and assurances in the law became vested in the said Tobias Cryder with the appurtenances.
To Have and to Hold, the said tract or parcel of land, with the appurtenances, unto the said Tobias Cryder, and his Heirs to the use of him the said Tobias Cryder, his heirs and assigns forever free and clear of all restrictions and reservations as to Mines, Royalties, Quit-rents or otherwise, excepting and reserving only the fifth part of all Gold and Silver Ore for the use of this Commonwealth, to be delivered at the pit's mouth, clear of all charges, In Witness whereof, Thomas McKean, Governor of the said Commonwealth, hath hereto set his Hand, and caused the State Seal to be hereunto affixed, the twenty first day of May in the year of our Lord one thousand eight hundred and four and of the Commonwealth the twenty eighth
