Note:This deed is for 119 acres of land purchased by Jacob Graybill from the John F. Kreider estate in 1881. The land was sold at a public sale the year after John died.

Notice of the public estate sale in the Lebanon Courier

This indenture made the first day of April Anno Domini one thousand eight hundred and eighty two (1882) between Mary Kreider administratrix and Samuel B Kreider administrator of all and singular the good and chattels rights and credits which were of John F Kreider late of the township of Londonderry in the county of Lebanon and state of Pennsylvania deceased parties of the first part and Jacob Graybill of the township of South Annville in the county and state aforesaid party of the second part Whereas the said John F. Kreider was in his lifetime lawfully seized in his demesne as of fee of and in a certain messuage or tenement and two tracts of land situate in the township of Londonderry county of Lebanon aforesaid [?] particularly described hereafter containing together one hundred and nineteen acres and thirteen perches strict measure with the appurtenances and being so thereof [?] as aforesaid died intestate and whereas at an orphans court held at Lebanon in and for the county of Lebanon aforesaid the nineteenth day of August A D 1881 and whereas the said John F Kreider died on or about the 26th day of July A D 1880 in testate leaving to survive him a widow named Mary Kreider and issue six children to wit Susan Kreider, Emma now intermarried with John Curry, Elizabeth Kreider, Sarah Kreider, Daniel Kreider and Henry Kreider all of whom are still in their minority and whereas the said court has appointed guardians as follows Samuel Brubacher of the said Emma Curry and Susan Kreider Henry S. Kreider of the said Elizabeth Kreider and Sarah Kreider and William Kreider of the said Daniel Kreider and Henry Kreider that the said intestate died seized in his demesne as of fee inter alia of the said above mentioned messuage tenement and two tracts of land and whereas the said court on the 19th day of August A D 1880 upon the petition of the widow and all the heirs of the said John F. Kreider deceased praying the said court on the 27th day of September A D 1881 to appoint three men as commissioners to make partition and valuation of the real estate of said intestate in said petition mentioned according to law the said court granted the prayer of the petitioners and appointed Wm E. Brunner, Peter Shenk and Peter Daub commissioners as prayed for who did value and appraise the same according to law and made report of their proceedings to said court which proceedings were duly confirmed at an orphans court on the 27th of September A D 1881 at which time all the heirs and legal representatives by agreement waived the right to take any of the premises and a sale thereof was awarded to Mary Kreider administratrix and Samuel B. Kreider administrator of said John F. Kreider deceased with leave to sell in the whole or in parts as may be most advantageous to the estate of the said decedent who after due and timely notice of the time and place of sale did on Saturday the 22nd day of October A D 1881 at one o'clock pm on the premises of said deceased expose the tracts nos 1 and 2 as designated in the commissioners report to sale by public vendue and sold the premises hereby granted to Jacob Graybill (party hereto) for the sum of thirteen thousand seven hundred and seventy nine 53/100 dollars being for the several tract he being the highest bidder and that the best price bidden for the same one third of the amount of the purchase money after the expenses are deducted shall remain a lien on the said premises which sale was duly confirmed by said court as by the records and proceedings of said [?] relation thereunto being had more fully [?] now this indenture witnesseth that the said Mary Kreider administratrix and Samuel B. Kreider administrator as aforesaid for and in consideration of the sum of thirteen thousand seven hundred and seventy nine dollars and fifty seven cents Four thousand and four hundred and ninety six dollars and nineteen cents thereof being a dower and charged on the herein premises lawful money of the United State of America unto them in hand paid by the said Jacob Graybill at and before the sealing and delivery hereof the receipt whereof is hereby acknowledged have granted bargained sold aliened released and confirmed and by these presents by force and virtue of the powers and authorities to them given by the aforesaid order of orphans court and pursuant to the directions thereof do grant bargain sell alien release and confirm unto the said Jacob Graybill his heirs and assigns all that certain messuage tenement and two tracts of land above mentioned and marked no 1 and no 2 bounded and described as follaws to wit no 1 being a messuage tenement and one tract of land

Beginning at a stone in the Harrisburg, Ephrata and Downingtown turnpike road a corner in aline of lands of William Ulrich thence by the lands of the said William Ulrich, Jacob Landis and Samuel Brandt respectively south fifteen degrees east one hundred and thirty one perches and seven tenths to a stone thence by land of Simon Wissler south two degrees and three quarters east thirty two perches and forty two one hundredths to a stone thence by land of John Forrest south eighty eight degrees west thirteen perches and thirty five one hundredths to a sone thence by the same south twenty degrees west twenty one perches to a post thence by land now or late of George Diehl north eighty tow degrees west twenty one perches and six tenths to a stone thence by land now or late of John Garrett north twenty nine degrees and three quarters east three perches and forty five one hundredths to a stone thence by same and land of Henry Shower north fifty six degrees and the quarter west one hundred and sixty nine perches and two tenths to a post in a public road leading from Campbellstown to Kellys Corner thence along said public road and William E. Brunner north seventeen degrees and a half east twenty five perches and five one hundredths to a post thence by same lands south sixty nine degrees and three quarters east fifteen perches and three tenths to a post thence by the same north forty six degrees and a half east sixty perches and one tenth to a post thence by the same north one degree and a half west ten perches and four tenths to a post on the Harrisburg Ephrata and Downingtown turnpike road thence along the same north eighty five degrees and one fourth east fifteen feet to a post thence by land of Michael Petroff south one degree and one half east fifteen perches and one tenth to a post thence by same and land of William Helm and John Miller respectively north eighty five degrees and a quarter east seventeen perches and twenty five one hundredths to a post thence by land of said John Miller north four degrees and three quarters west fourteen perches and eight tenths to a post on the middle of said turnpike thence along the same north eighty four degrees east thirty four perches and six tenths to a post thence along the same north seventy degrees east twenty perches to a post thence along the same north eighty seven degrees east seven perches and eighty five one hunredths to the place of beginning Containing one hundred and fourteen acres and ninety one perches strict measure. One hundred and eight acres and six perches being part of the same premises which Joseph W. Numbers and Hannah his wife by their indenture bearing date the 5th day of March A D 1861 did grant and confirm unto Daniel Kreider his heirs and assigns the said Daniel Kreider by his assignment endorsed on the back of said indenture dated March 30 A D 1872 did assign convey and set over unto the said John F. Kreider deceased six acres and eighty five perches thereof being the same premises which Henry Showers and Mary his wife by their indenture bearing date the 9th day of September A D 1872 did grant and confirm unto the said John F. Kreider deceased, tract no 2 consisting of a tract of timber land situate in Londonderry township aforesaid bounded and described as follows to wit: Beginning at a stone thence by land of John Wolfersberger west seventy two perches and one tenth to a stone thence by land .....................................bottom page 633....................and subject however to a dower or thirds on principal sum of four thousand four hundred and ninety six dollars and nineteen cents ($4496 19/100) which is to be and remain a lien and charged upon said real estate for and during the natural lifetime of Mary Kreider widow and relict of the said John F. Kreider deceased the lawful interest thereof to be annually and regularly paid to her on the first day of April in each and every year for and during the period aforesaid the first payment of interest to be made on the first day of April A D 1883 and the principal sum at and immediately after the death of the said Mary Kreider to be paid to the children of the said John F. Kreider deceased the heirs or legal representatives and the said Mary Kreider administratrix and Samuel B. Kreider administrator their executors administrators and assigns covenant promise and agree to and with the said Jacob Graybill his heirs and assigns by these presents that they the said Mary Kreider and Samuel B. Kreider as aforesaid have not done committed or knowingly or willingly suffered to be done or committed any act matter of thing whatsoever whereby the premises hereby granted or any part thereof is [?] shall or may be impeached charged or encumbered in title change estate or otherwise howsoever in witness whereof the said parties of the first part have hereunto set their hands and seals dated the day and year first above written.

Received the day of the date of the within and foregoing indentures of the within names Jacob Graybill nine thousand two hundred and eighty three dollars and thirty four cents together with the sum of four thousand four hundred and ninety six dollars and nineteen cents the above mentioned dower makes the sum of thirteen thousand seven hundred and seventy nine 53/100 dollars in full of the consideration above named.
