Note: This 1945 deed between Elmer and Titus Books is for the 57 acres of land Michael Kreider granted to Christian Kreider in 1811. Christian then granted the same land to Daniel Kreider in 1839.
THIS DEED, Made this twentieth day of June in the year nineteen hundred and forty-five (1945). BETWEEN Elmer M. Books and Carrie A. Books, his wife, of North Lebanon Township, in Lebanon County, in the State of Pennsylvania, (hereinafter called the Grantors), And Titus M. Books of the Borough of Cleona, County and State aforesaid, (hereinafter called the Grantee), WITNESSETH, That in consideration of other good and valuable consideration and the sum of One ($1.00) Dollars, in hand paid, the receipt whereof is hereby acknowledged, the said Grantors, do hereby grant and convey to the said Grantee, his heirs and assigns, ALL THAT CERTAIN messuage, tenement, farm and tract of land, situate in North Lebanon Township, Lebanon County and State of Pennsylvania, bounded and described as follows, to wit:- BEGINNING at an iron post in the northern right of way line of the Reading Railway, in line of land of Mrs. Lizzie Kettering; thence by said land of Mrs. Lizzie Kettering, and by land of Hill Lutheran Church north eleven and three-fourths degrees west one hundred twenty-seven and eighty-one hundredths perches to a stake; thence by land of Paul Pfautz, late land of Mrs. Mary Hostetter south fifty-five and one-half degrees east one and sixty three hundredths to a stone; thence by the same north fifteen and one-half degrees east twenty one and seven tenths perches to a stone at the south side of a public road leading to Lebanon; thence in and along said public road south eighty one and one half degrees east thirty and four tenths perches to a stone at the north side of said public road; thence by land of George Heilman south eleven and one-half degrees east nine and one-tenth perches to a stone; thence by land of John H. Long south thirty-nine and one half degrees east eighty-eight perches to a post; thence by the same south fifteen and one-fourth degrees east forty-eight and eighty four hundredths perches to and iron post in the north side of said right of way line; thence along the north side of said right of way line; south seventy-eight and one-fourth degrees west eighty three and eighty eight hundredths perches to the place of BEGINNING, CONTAINING fifty seven acres and seventy one and eighty three hundredths perches. Together also with the water right of privilege as contained and provided for in Deed or grant from Michael Kreider to Christian Kreider, bearing date December 21, 1811, and recorded in the Recorder's Office of Lebanon County, Pa., in Deed Book G, Page 430, and assigned by the said Christian Kreider to Daniel Kreider, by Assignment bearing date April 3, 1839, and recorded in said Office in said Deed Book G, Page 431.
TOGETHER also with right of way of land late of the estate of Christian F. Kreider, dated March 31, 1933, between Frank W. Kreider and Daniel Kreider, executors of the last will and testament of Christian F. Kreider deceased, and the heirs at law of the said Christian F. Kreider, to Titus M. Books and Elmer M. Books, intended to be recorded herewith.
BEING the same premises which which Titus M. Books and Eva Books, his wife, by their Deed dated March 1, 1938 and recorded in the Recorder's Office in and for Lebanon County, Pennsylvania in Deed Book "H", Volume 7, Page 73, granted confirmed and conveyed unto Elmer M. Books, one of the first parties hereto, in fee.
AND the said Grantor do hereby covenant and agree to and with the said Grantee that they, the Grantors, their heirs, executors and administrators, Shall and Will Generally Warrant and Forever Defend the herein above described premises with the hereditaments and appurtenances, unto the said Grantee, his heirs and assigns, against the said Grantors and against every other person lawfully claiming or who shall hereafter claim the same or any part thereof.
